What is a Real Estate Agent, and what exactly does the Agent do?

A Real Estate Agent is one with special education and experience, who is licensed by the province to act on behalf of another, to advise, negotiate for, represent, and/or assist in a purchase or sale of land and real property
(anything attached to that land - such as a house).

A Realtor owes their client (called their "principal") the services of Accountability, Confidentiality, Obedience, Loyalty, and Disclosure. An Agent must be honest and loyal, and cannot violate the legal wishes of the "principal" or employer. An Agent does not make decisions for a client, but shares expertise, special knowledge, so the employer or "principal" can make good
decisions.

much the buyer can or will pay. If the house and the price and location are a good fit for the buyer, then an appointment can be scheduled for a showing.

A Buyer's Agent works for the buyer, to get the best deal for the buyer. A Buyer's Agent will be familiar with the local market. This helps them find your dream house faster with fewer false alarms.
