There are six factors which influence the time it takes to sell a property. They are:

CONDITION OF PROPERTY: If the property should show poorly or have major defects, which cannot be corrected, or are not corrected, a sale may not take place until the defects are corrected or until the selling price is adjusted to compensate for them.

PRICE: If the property has not sold after a reasonable length of time but other similar properties have sold, then the asking price may need to be reduced. If this is true, and the price is not reduced, a sale may not take place. Following are the benefits you can realize through accurate pricing of your home:

  • Attracts higher offers because buyers are less likely to make low offers out of fear of losing a good home.
  • Less inconvenience for you because your home will sell faster and you will not have to make as many arrangements for showings such as keeping the home extra spotless, making child and pet arrangements and so on.
  • Increased salesperson response because when a salesperson gets excited about a home and its price, they make special efforts to contact all of their potential buyers.
  • Exposure to more prospects is a result of pricing your home at market value. You open your sale to more people who can afford the price.
  • Better response from advertising and for sale sign calls because they turn into showings, maximizing advertising efforts so price is not a deterrent.
  • Means more money for you if your home is price correctly because the excitement of the market produces higher sales prices. You NET MORE both in terms of actual sales price and less carrying costs.

FINANCING: If the financing should cost too much, or if the you require more down payment than others in the area, then financing may delay or prevent the sale.

TIMING: Timing is the condition of the real estate market at the time of the sale. Supply and demand are the factors influencing whether it is a "Seller's" market or a "Buyer's" market. Neither the seller or the salesperson can change the condition of the market at the time the property is for sale. It must be accepted for what it is.

COMPETITION: Every buyer makes their decision about which home to buy, how much it's worth (by their other choices) at the time they buy. The supply of other homes that the buyer will compare to your home is constantly changing each week and month. The current Competition always affects the buyer's opinion of your property and what they think it is worth. So the question is: What will be the buyer's other choices at the time they are viewing your property?

PROMOTION: Even expert promotion has its limitations because promotion cannot overcome any of the first five factors stated here if they are seriously out of balance and remain uncorrected or unadjusted.
